Open House Sunday: 225 Fulton St, Oak Point, 1–3 PM

I posted a reel this week about the open house at 225 Fulton St in Oak Point, and it picked up some early interest. Here's everything you'd want to know before you make the drive Sunday.

Open House this Sunday! 🏡✨

What you're walking into

This is a 2,199-square-foot single-story home built in 2021 in the South Oak Phase 1 subdivision. Three bedrooms, two bathrooms, and everything on one level. The lot is 0.138 acres, which is pretty typical for a newer planned community in this part of the DFW area.

The list price right now is $499,900. I'd encourage you to pull up the Coldwell Banker listing and look at the price history before you come. Prices were adjusted a couple of times before landing here. That context matters when you're thinking about how to approach an offer.

The backyard is the real story

Honestly, I think this is what sets this home apart from others in this price range. The builder didn't just hand off a flat patch of grass. There's a private pool and heated spa, a full outdoor kitchen, and an extended covered patio with remote-controlled screens. That last part is something buyers don't always think to ask about: powered screens on a patio make a meaningful difference in how much of the year you actually use the space in Texas.

Lake life, room to breathe, and an easy commute.

The caption said it, and I want to be straight with you about what that means. The home doesn't have direct lake frontage. It backs to a greenbelt with open green space behind it. Oak Point itself sits on a peninsula on Lewisville Lake, so the area has that lake-town feel, but this specific lot is not on the water. If waterfront access is your priority, verify what's actually available before you fall in love with the backyard.

The community also has its own pool and clubhouse that residents can use, separate from the private pool in the backyard. HOA runs about $104 a month.

What to know about Oak Point

Oak Point is a small city in Denton County, population around 6,900 as of 2025. It's been growing steadily. The city's own motto is "A Country Place," and that still fits. It's not dense. There's not a lot of retail right in town.

This address is zoned to Little Elm ISD. If you're comparing this to other communities nearby, that's an important detail. School district boundaries don't always follow city lines, so don't assume. Look it up for this specific address before you make any decisions based on schools.

On commute: Oak Point is about 40 miles from downtown Dallas by road. That's not a short drive. It's more manageable if your office is in Plano or Frisco, which are closer. I'd rather tell you that now than have you figure it out after you've moved in. Check your actual route during the hours you'd normally be driving.

What to check before you make an offer

A few things I'd suggest looking into if Sunday goes well.

First, check the full tax rate for this specific address. Texas property taxes are high across the board, and some newer communities carry additional MUD or PID assessments on top of the base rate. I don't have the exact figure for this address, so ask for the most recent tax bill, not just the base rate estimate.

Second, pull the FEMA flood map for this address. I'm not saying there's a problem. I'm saying Oak Point sits on a lake peninsula, and any time you're near water in Texas, you want to know what you're dealing with before you close. Your lender will require a flood determination anyway, so do it early.

Third, look at the listing history. The home has been on the market for a few weeks, and the price has moved. That's not a red flag on its own, but it's information worth having when you're putting together your strategy.

Come Sunday and take a look

The open house is this Sunday, October 11, from 1 to 3 PM at 225 Fulton St in Oak Point. No appointment needed. Walk through, spend time in the backyard, and ask whatever you want.

If you can't make Sunday but want to see it another time, just let me know and I'll get it set up.
